Choosing a solicitor to carry out the conveyancing for property transactions is an important decision, and it's essential to ensure you're not being overcharged, taken advantage of or the transaction taking longer than necessary.

Beware of Low Quotes:

While it's essential to find a cost-effective option, be cautious of quotes that seem too low compared to the average market rates. Extremely low quotes may indicate slow or poor service and add on/hidden fees.


Check for Qualifications and experience:

Look for professionals with experience in the relevant type of property transactions (e.g., residential, freehold, leasehold, shared ownership etc.). Ensure the solicitor you choose is qualified and registered with the appropriate regulatory body.


Obtain Multiple Quotes:

Don't settle for the first quote you receive. Get quotes from several solicitors or conveyancers, and compare them. Make sure the quotes are detailed and transparent, so you can see what services are included and what additional costs might be involved.


Ask About Fees (check for hidden costs):

Clarify the fee structure. Some solicitors or conveyancers charge a fixed fee, while others charge hourly rates. Make sure you understand what you'll be paying for and if there are any hidden costs. Inquire about fees for disbursements (third-party costs) like searches and land registry fees. Ask if there are additional fees or charges that may apply during the process, such as stamp duty, VAT, or bank transfer fees. Ensure these costs are clearly outlined in your quote.

Communication:

Choose a solicitor or conveyancer who is responsive and communicates effectively. Being able to reach them when you have questions or concerns is crucial to a smooth property transaction.
