Property searches are arranged by the purchasers’ solicitor and are an essential part of the process when buying a property. These searches provide important information about the property and its surrounding area, helping buyers make informed decisions and ensuring there are no hidden issues or liabilities associated with the property.

Local Authority Search:
This search is conducted with the local council or authority responsible for the area. They provide information about planning permissions, building regulations, conservation areas, road adoption agreements, and any other local issues affecting the property. It can also reveal any outstanding enforcement notices or proposed developments in the vicinity.
Drainage and Water Search:
This search is carried out with the local water board. It provides information about the property's connection and route to the public water supply and sewerage system, as well as any public drains or watercourses running through or near the property.
Environmental Search:
This search assesses the environmental risks associated with the property, including potential contamination from previous land use, nearby industrial sites, or landfills. It also considers the risk of flooding, radon gas, and other environmental factors that could affect the property.
Land Registry Search:
This search confirms the property is registered with land registry and the legal ownership of the property. It will also highlight any restrictions, easements, or rights of way that may affect the property.
Title Plan and Title Register:
These documents provide detailed information about the property's boundaries, ownership history, and any legal interests or rights affecting the property.
Flood Risk Search:
This search assesses the property's risk of flooding based on data from the Environment Agency and provides information about flood defences and historic flood incidents in the area.
Chancel Repair Liability Search:
This search determines whether the property is subject to a historic legal obligation to contribute to the cost of repairs to the local parish church (chancel repair liability). This is a rare but potentially costly liability however can easily be covered with an indemnity policy and your solicitor will advise accordingly.
Mining and Subsidence Search:
In areas with a history of mining or subsidence issues, this search provides information about the risk of ground instability, subsidence claims, and whether the property is in a designated coal mining area.
